TECHNICAL & ENVIRONMENTAL DUE DILIGENCE

CGConsulting has large experience with Technical and Environmental Due Diligence, carried out mostly during property transactions and on behalf of the buyer analysing greenfield or brownfield sites for their future development as well as finished buildings.

A TEDD generally includes the analysis of:

• the documental situation of the property;
• its physical conditions (geometry, topography, ground composition, flood risk, etc.);
• urbanistic limitations;
• compatibility with the existing infrastructures/utilities;
• the suitability of the projects design;
• necessary CAPEX;

The scope of services can vary from a pure desktop survey to an extensive investigation including integration of external experts opinions (e.g. environmental auditors, cost controllers, land measurer, flood experts), even official entities can be consulted (e.g. local or regional authorities). The corresponding conclusions are taken from the information shared on the VDR, as well as public data, the results from the site inspection and the Q&A process.

The results of the investigation are presented on a weekly basis (due to the commonly tight deadlines) and at the end of the investigation, by means of a long form report (with more extensive and graphical explanations) or a short form report (consisting in a compressed tabular format). Both formats include a specific evaluation of each chapter, such as the analysed documents as well as the images of the site.
